Roof and Gutters When the weather starts to turn colder, buyers' minds go to practicality and shelter. Your Realtor can provide professional service recommendations for roof or gutter repairs. Look for damaged or missing shingles, deteriorating caulk, signs of roof decay. Clean and attach any loose gutters. Check for areas of obstruction in gutters. Test downspouts for performance. Is it too late in the year to put your house on the market? Despite everything you've heard, fall and winter home sales can be successful. This year, we see trends that work to a seller's advantage. 1 Supply and demand aff ect house sales, and we're currently in a period of total housing inventory decrease in our area. 2 Historically, fewer homes go on the market this time of year. 3 Mortgage rates are low and nearing the lowest averages recorded. 4 Buyers in our area, who were fatigued earlier in the year by extreme home bidding competition, may be ready to enter the arena again. So, if you decide to put your home on the market this season, here are steps you might take to maximize your chances of a great off er. Landscape A well-tended yard gives the impression of a well- cared-for home. Buyers don't want to work outside in colder months. Prune overgrown trees, especially those close to the house. Cut back, pull and replace spent fl owers. Remove dead branches and trim hedges. Rake leaves, pull weeds, spread bark or mulch. Mow and edge the lawn. Your garden may not be in bloom, but you can show buyers what they can expect in spring and summer. Make an album with photos of the yards' plants, trees and fl owers.
